Just as the title implies, this section is focused on Internet Safety. What does a Real Estate Agent know about Internet Safety? When an agent grew up using computers since they were the size of a room and watched the computer age and internet progress to what we see today, you can see how that accumulated knowledge can be a benefit. Internet Safety is no joke. Internet Safety is not something you pay a fee and let someone handle for you. Internet Safety is like any other situation requiring any safety measures. BE AWARE OF YOUR SURROUNDINGS.



Internet attacks can and will come from anywhere. As a Real Estate Agent I depend on my name being all over the Internet. My contact information is out there for the world to see. I don’t hide behind forms, or layers of pages between me and my clients. I have to be there when people need answers, to make an offer, view a property, and a host of other issues. I can’t afford to hide from the world. So I tend to see just about every threat and scam in the world. I am one of the few pioneers left in the Internet world.

The Boston Massacre: The Boston Massacre

What began as a street brawl on King Street in Boston on March 5, 1770, turned into what today we know as The Boston Massacre.

Tensions between the British and the Americans was already high in early 1770. “More than 2,000 British soldiers occupied the city of 16,000 colonists” (Source). Meanwhile, the Colonists were busy rebelling against the number of tax laws that had been pressed on them. They could be heard in the streets crying, “No taxation without representation!”

So, what else would happen but a riot. Snowballs, stones, and sticks were thrown. But then a British sentinel, Private Hugh White was attacked. “At some point, White fought back and struck a colonist with his bayonet” (Source). So, Captain Thomas Preston, a British officer, called in additional help. This clearly didn’t help solve the problem, because the Colonists continued to attack, some even taunting the soldiers to fire. The violence escalated, and the British soldiers fired into the crowd, killing five men and wounding six more. Preston and the other soldiers were arrested and jailed.

What resulted was the famous trial in which John Adams was called to defend them. He certainly wasn’t a loyalist, however, he wanted to be sure that the British soldiers still got a fair trail. And with them as their defender, they certainly did.

NFL for National Future Security

NFL for National Future Security: Imagine a league where players were paid between $2,000,000 and $3,000,000 a year and restricted to 3 years of play. That would give each player more than enough money to either retire on, or invest in a new or existing business. This would open the door to see new talent enter the field of play every year. To make dreams come true for thousands of young college graduates to play for a pro team and become famous for a spell. Most players are on scholarships. So they don’t owe huge college bills like us average Americans. That leaves the field open to start new businesses. How many? That all depends on individual planning, skills, and determination. But every new business helps the economy grow. New businesses create jobs, require new or remodeled buildings, support food stores, material suppliers, and other local businesses. Of course colleges would have to learn to take advantage of the new economy and offer specialized course to prepare young people for all those new opportunities. Think of the new and innovated ideas and designs those young people could experiment on and introduce. This industrial age would see a spike like never before.

This is only an idea. I doubt if anyone in the NFL will ever read this. Or this idea would ever get anywhere. But couldn’t we use a game like the NFL to create a sort of perpetual motion economy? Does anyone out there have a better idea? What would you do if you had $6,000,000, your whole life in front of you, the education, know how, and confidence to succeed?

Summary

This bill makes permanent the provisions of subtitle A (Individual Tax Reform) and subtitle B (Alternative Minimum Tax) of P.L. 115-97 (commonly known as the Tax Cuts and Jobs Act) that are currently scheduled to terminate on December 31, 2025.
To make permanent certain provisions of Public Law 115–97.
Be it enacted by the Senate and House of Representatives of the United States of America in Congress assembled,
SECTION 1. SHORT TITLE.
This Act may be cited as the “Permanent Tax Cuts for Americans Act”.
SEC. 2. SENSE OF CONGRESS.
It is the sense of Congress that—
(1) the constraints of the budget reconciliation process in the Senate required law makers to sunset certain provisions of Public Law 115–97;
(2) such provisions included those found within subtitles A and B of such Public Law dealing with the taxation of individuals;

No, I’m not about to bore you with some crazy idea about NFL players forming some elite security network for the United States. Although the idea of an elite security force made up of athletes is intriguing. And it would make for a good movie to compete with the ever popular comic book heroes.
I’d like to take a quick look at how much money flows through the NFL into players hands. There are 32 teams in the NFL. The present salary cap per team is $177,200,000. That means $5,670,400,000 can be paid to the players every year. Each team has 53 players plus a practice squad of 10 players for a total of 2016 players. In plain numbers that would put the annual player salary at $2,812,698 per player if the money was evenly divided. Almost $3,000,000 doesn’t sound like much these days, but that is pay per year.
Lets look at this from an investment aspect. If the US has 2000 people investing over $2,000,000 per year into new businesses, what effect would that have on the economy over a number of years? Bear with me here. Back in the 1960’s NFL players were paid a lot less money. The average salary was around $25,000 per year. Not enough to retire on. Those players were known for investing the money they had into small businesses. Popular investments back in those days were restaurants, taverns, sport shops, some invested in publications, and a variety of other businesses.
Today many players earn more than enough money to retire on without every having to worry about a future income. What do they invest in? Some the stock market, some still invest in small companies. What about the rest? I don’t know.

Today, President Trump addressed the UN General Assembly. It was a very dignified speech – a speech about peace and freedom and the survival of America.

Today also marks the 57th anniversary of President Kennedy’s first address before the UN General Assembly. He, too, talked about peace and freedom and the survival of America. Go figure.

I won’t spend time comparing and contrasting the two speeches, as this isn’t a Current Events or Rhetoric class. Though, that might be fun, but both gave a good 40 minute speech (and it’s late). However, I invite you to give both a listen. Draw your own conclusions. And, you never know, there may be some future Trivia Questions in these speeches somewhere.

On September 27, 1939, after being invaded by first Germany and then the Soviet Union (we Americans have a tendency to FORGET that part of the story), Poland was forced to surrender.

As a result, 140,000 Polish troops were taken prisoner by Nazi armies.

As soon as the country was theirs, “the Germans began a systematic program of terror, murder, and cruelty, executing members of Poland’s middle and upper classes: Doctors, teachers, priests, landowners, and businessmen were rounded up and killed” (Source). On the same night 214 Catholic priests were shot. “And hundreds of thousands more Poles were driven from their homes and relocated east, as Germans settled in the vacated areas” (Source).

After a lot of prayerful thought (though not many outside suggestions) USA-eVote has come to the conclusion that what better way to commemorate than to give?

So, we are providing a link to donate to the VFW (Veterans of Foreign Wars – like those who served in WWI). Of course no WWI vets are still with us, but there are still some from WWII and all those since then. Giving to the VFW means giving to them. It’s a way of saying thank you for their sacrifice.

On September 22, 1914, in the North Sea, German U-boats sunk three British cruisers, the Aboukir, the Hogue, and the Cressy. In an essentially one-sided battle, the Germans bombed all three boats in about an hour, killing 1,400 British sailors.

No one was questioning just how deadly the U-boats were anymore.

The U-boat was “214 feet long, carried 35 men, and 12 torpedoes, could travel underwater for two hours at a time” (Source). These boats took a great toll on Allied shipping – in both wars. In the Great War, German U-boats almost completely wiped out the British. Or, at least blockaded the British. But then, in 1917, thanks to these attacks, the Americans were finally prompted to enter the war.

The British had their much-needed allies.

Here is a great article written by another Real Estate Agent who looked into that Zillow Estimate some people use. I prefer to use a half mile radius around the subject properly that shows all the SOLD units within the past few months, and the active units. Than it is only a matter of taking a look at the size of the properties, lot size, special features, condition based on the pictures, and the prices. That is accurate and up to date information. Not a guess formulated by outdated information and the best guess written by a computer programmer from who knows where. What do they really know about the local market you are selling or buying in?

It seems that Craigslist scam is alive and well. It is simple. Someone overseas looks through Craigslist ads for homes. They pick a few for sale, copy everything, and place it in the rental section. Um, sounds like copyright infringement. The person overseas, and at time in the US, sets a drop dead rental price. Rent an entire house with a garage for only $400 a month. Well someone is going to answer that ad. And the scammer will find people to wire him money.



They want a few months rent and a security deposit. Usually about $2000. I used to put my listings on Craigslist. All I got was headaches, and threats.

A few years ago someone copied an ad I had on houses for sale and set up a rental ad on Craigslist. Well someone wired the scammer $2000. The scammer told the guy to call the number on the sign to get the keys. So I get a call asking for the keys. I explained how the scam worked. But the guy tells me he is coming after me for either the keys or his money. Well low and behold, this is not a victim-less crime when someone is threatening to shoot you.

I called the police. They wouldn’t do anything. I called the Realty Association attorney. It took a long time to explain that one to them. I also called the FBI. We tried to get Craigslist to take the ad off the Internet. We went on a 4-way conversation via phone, myself, the attorney, the FBI agent, and the owner of Craigslist. After telling Craigslist the problem, and asking him to remove the ad, his comment was, “freedom of speech. Sue me.” And hung up. Well the attorney and FBI agreed, there was nothing anyone could do.

I no longer advertise on Craigslist. There is no need to place a listing on Craigslist, and endanger yourself, expose people to scams, and also endanger the seller’s family. Today the MLS listing service sends all listings to dozens of websites. Craigslist is not included for obvious reasons. As soon as I add a listing to the local MLS, that listing goes all over the world. It is part of marketing today.

Then there is a problem with some of those sites. I looked at a listing on one of those sites today. They were using outdated pictures. They added the listing, but not the updates. I guess you have to check those websites. But there may be a hundred of them, and their sites are not what I would consider user friendly. It is difficult to find out how to change your own listing, and I had to change pictures one at a time.

Well the Internet has come a long way. A simple program would tell Craigslist when information is being copied and placed in other ads. That would help protect a lot of people. But that takes a bit of know how, planning, and money.

Starting with President Washington, our country has a tradition of presidential warnings in their farewell addresses. Take President Eisenhower’s, for example, which we saw just recently here in our trivia questions. Or President Reagan’s, which I’m sure we’ll see soon enough. Bush, I actually remember his. Johnson, I vaguely remember reading his (or, at least about his). And, ahem, others, I’m sure. 

It all started with President Washington, back in 1796, when he decided to not seek a 3rd term, starting a precedent that (thankfully) every following president would follow (except, of course, for Roosevelt, thanks to WWII). 

Washington warned:

“Interwoven as is the love of liberty with every ligament of your hearts, no recommendation of mine is necessary to fortify or confirm the attachment.

“The unity of government which constitutes you one people is also now dear to you. It is justly so, for it is a main pillar in the edifice of your real independence, the support of your tranquillity at home, your peace abroad, of your safety, of your prosperity, of that very liberty which you so highly prize. The Anschluss

The Anschluss: A little late, admittedly, but I feel like things are (at least starting to get) back on track!!

On March 12, 1938, Hitler announced the Anschluss – or the “union” with Austria, successfully annexing the country. In other words, Hitler made Austria a subordinate addition to Germany.

Since 1919, a union between Germany and Austria had long been a dream of Austrian Social Democrats. It’d also been a major goal of Hitler’s, who was a native Austrian. However, in an ironic twist, such a proposition seemed much less attractive to the Austrians, following Hitler’s rise to all-powerful authoritarian rule in 1933. However, despite the lack of full support within Austrian Social Democrats, “the rise of a pro-Nazi right-wing party within Austria in the mid-1930′s paved the way for Hitler to make his move (Source). 

As with many European countries after WWI, Austria was “weakened by a period of economic stagnation and political strife” (Source). Because of this, as early as a year and a half after Hitler came to power, Nazis attempted to take control of the Austrian government. They only managed to assassinate the chancellor. Kurt von Schuschnigg was named in his place. What is a rent to own? The actual paperwork is called an Option to Purchase. That is a written offer on a house or duplex to purchase the property in a given time, at a specific price. The Option to Purchase is normally used for buyers who do not have the down payment to complete the purchase. So the buyer moves into the house, pays rent, and many times a portion of that rent is applied to the down payment.



The Option to Purchase is good for a buyer who finds a house but has a low credit score. In that scenario the buyer needs to find a lender who is great at credit score couching and credit repair. The buyer’s credit score has to be raised as quickly as possible. It is very important to choose the right lender in this situation. The wrong lender could lead to a tragic and costly loss for the buyer.

The key is to work with a local lender as well as a local Real Estate Agent. I have no idea how many fake lenders and Real Estate sites are lurking in the dark world of the Internet. Based on experience, Internet lenders may or may not really exist. There are a few large companies that actually lend money. Remember there are a number of fees involved in the lending process. Do you feel safer putting your charge card number into a web page and pressing a button? Or do you feel more secure walking into a local bank, sitting down face to face with a lender in their office and handing over a check?

The key to credit repair is to preform a specific set of steps. At the very least you have to give you Social Security number to the lender so they can check your credit score and print a report. There may be a list of loans on that report you never heard of. There are companies who file fake reports, and for a few hundred dollars will remove that negative information from your credit report. Email Spam How to Avoid It: One of the worst aspects about the Internet is all that spam email. In Real Estate it seems we are targets for spam emails, especially those containing viruses. Major viruses usually hit major banks for some reason. Since real estate agents deal with banks on a day to day basis, that may be one of the reasons. Let’s talk about Internet and email security.



I use Thunderbird as an email server program. They are very good at identifying spam email and viruses attached to emails. Thunderbird has an option I use. I take the spam email address and have everything from that address dumped into the junk folder. I must have 300 addresses in that system.

I found out a few years ago how I was loosing customers. I used gmail as an email account for some time. But as soon as I buyers were getting close to writing an offer, some other agent would jump in, knowing how much the buyer was qualified to borrow and a few details about what they were looking for. Put 2 and 2 together and what do you come up with? Internet thieves.

Some Real Estate Agents advertise on websites with search engines for people to search for homes. I’ve paid for advertising on those sites. They send agents leads, information on buyers looking for homes. Sounds good on the surface, but where do those websites get their information from?

Pre-Civil War Timeline: The time between 1787, when the U.S. Constitution was ratified to claim that slaves counted as three-fifths of a person, to 1860, when Abraham Lincoln was elected as 16th President of the United States, quite a bit happened in the States that directly led to the Civil War. There was such events as the publications of The Liberator and the Harriet Beecher Stowe’s Uncle Tom’s Cabin that brought about much-needed attention to the plight of slaves. Finally, with the passing of the Kansas-Nebraska Act and then the founding of the Republican Party, a civil war seemed inevitable. There wasn’t much Lincoln could have done to prevent it. But, the question remained, was he the right man for the job?

Only history can be the final judge of that . . .

In a prompt and short news briefing a congressional press associate told reporters, “we have no other choice but to monitor Internet activity from Russia and associated states operating websites dedicated to posting fake and malicious stories about American leaders and issues in America. Those stories will be blocked.”

Past reports on the Bill in question cited Russian interference with the 2016 presidential elections as the main reason to limit Internet activity originating from Russia and its supporting states. In 2016 both parties accused one another of collaborating with the Kremlin to sway the election. The fact that the 2016 presidential election was the closest race in American history fueled speculation and accusations. Although no concrete evidence was made public over the 3 year investigation, the public is still fascinated by shreds of hearsay and sensationalized stories.

In its own news briefing White House press agents promised the American public, “this censorship is a necessary evil and will be restricted to a small group of individuals that have been massing misleading stories about congressional candidates as well as candidates in the 2020 presidential election. Technology has become so sophisticated, altered media of every type is believed to have played a major role in election results in the majority of states.”

This is one story about the decline of America viewed from an aging single man in the Midwest. I’m sure there are a million other stories to share. What caused the decline of America? I’ve seen a lot of factors contribute to America’s current decline. What is the current decline of America? One main factor is seen in the divisions America is facing today. America is facing social divisions based on race, national origin, religion, and of course sexual preferences. In addition to the ever increasing income on the corporate level. The world of the haves and have nots. Or in this case can we call them the have knots? People on the bottom tied up with taxes, bills, worries, and influences we should not be facing as a modern nation.

Let’s take a serious look at America today and compare our current situation to the past. Like it or not America is at war. Radical religious fundamentalists are trying to force their distorted views on the world. They attacked America and we were forced into a fight. Or shall we say another war. But a war with little to no front. But a war anyway you want to look at it. We send our young people to foreign lands and too many come home with flags draped over their coffins. No one wants to report that scene. Today that scene may offend someone. In the previous generation pictures of that scene were shown whenever a TV station signed off the air by playing, “America the Beautiful.”


Look at the past. What happened in every war? Propaganda hit high speed. The country was rallied under a common banner and we presented a United States that could stand up to any fight at any time. But today we see the opposite happening. Why?

Milwaukee and Waukesha Area Home Sales for Spring of 2009

The home sales market is rebounding in the Milwaukee area. January and February of 2009 have seen a high volume of sales in foreclosures. The first week of April has seen an increase in sales in suburban homes under $200,000. This has been achieved with little or no government involvement.

Past years have shown, prices will increase as new listings enter the market in early spring with moderate or high sales figures. The Greater Milwaukee area has experienced price increases averaging 8% for five consecutive years ranging from 2002 to 2007. From 2007 to 2008 Wisconsin has shown a 1% increase in overall pricing. Many sellers are waiting for the first sign of a turn around in prices. When this happens, many sellers will list their homes at prices above market value. If sales continue to increase, so will prices. Sellers will be like a person coming up out of a pool of water. After holding their breath for such a long time they will be trying to gather as much in one breath as they can. Any good news in home sales will bring out sellers, marketing properties at higher prices with the mind set of, "if I sell at this price, great, if not, I'll take it off the market."

With higher priced homes entering the market, other sellers may be less willing to negotiate.

Prices can vary drastically from neighborhood to neighborhood. A quick and easy indicator can be found in the use of an MLS Portal. This is an easy to use web based program provided by the Greater Milwaukee Association of Realtors through the local MLS. Information on homes in the areas you are interested in are automatically send to you via e-mail. The Portal keeps a collection of these listings so they can be viewed at any time. Status changes are also recorded on this Portal. When a listing receives an accepted offer a little yellow tag is attached to the listing. The status also changes when the listing is sold, expires or is withdrawn.

In the past few weeks we have seen accepted offers in numbers not seen over the past 18 months of the economic turn down. Lower list prices and interest rates have created a large number of appealing bargains on the market.

Why Pay for a Foreclosure List?

If you are looking at foreclosures you may have searched for them on the Internet. Chances are you have seen pictures of homes, looking like mansions at unbelievable prices. Remember the old saying, "if it looks too good to be true...."

Many of these sites use trade mark names but have no affiliation with these nationally known businesses. What does that tell you about these companies? Do you want to know the truth about foreclosed properties? Lenders owning these properties are doing all they can to market these properties so they can sell them as quickly as possible. All foreclosed properties are listed with a local Real Estate Broker. Information about foreclosed properties is free!!!

Answering ads on Internet sites offering foreclosures can be risky, you never know who is on the other end and where they are located. The National Association of Realtors sends notices of the scams on the Internet. It is easy for scam artists to copy information from any ad and paste it into their web site. To avoid these scams follow these general rules.

Do not contact any company that does not clearly state the name of the company, address and phone number. BY LAW ALL LICENSED REAL ESTATES AGENTS MUST CLEARLY STATE THEIR NAME, THE NAME OF THE BROKER AND THEIR PHONE NUMBER. If you do not see this information CLEARLY stated, you are not viewing an ad or web site for a licensed Real Estate Agent.
Contact only local agents since these are the only agents that will be able to assist you. They can send you listings and set up appointments to see the properties. Provide your local agent information on the type of property you are looking for and your preferred location. They will provide you information about listings in your area for free.

Never pay a fee!!! I have never heard of a licensed Real Estate Agent charging a fee to show a property.

Foreclosed properties never provide complete information on a property, so you have to call an agent, set an appointments and view properties. You will have the option to hire a state licensed inspector after an accepted offer is signed. A state licensed inspector will provide you with a list of the property defects. After receiving this list you may have a choice to go on with the purchase or cancel the contract. You will have to pay for an inspection. You local Real Estate Agent may be able to provide you with a list of local inspectors.

I wanted to make one thing perfectly clear. You can obtain a free list of foreclosed properties from any local Real Estate Agent. This information is public and FREE. If anyone wants to charge for this information, do not reply, delete the e-mail, close the Internet window or hang up the phone. Don't even consider sharing any information if there is a chance of a fee being charged.

How to choose a great Real Estate Agent. I always say, “we could have the easiest job in the world if everyone would do their job.” That goes beyond Real Estate Agents. To bring a transaction to a successful closing it takes a team effort. There are normally two Real Estate Agents, one for the seller and one for the Buyer. There is also a lender for the buyer. Additionally there are title companies, an appraiser, in most cases an inspector, and of course there is the seller and the buyer. Each has at least one job to do. You are asking about information on the Real Estate agent that will represent you, the seller, so I will concentrate on that area.

Think about this statement; the Real Estate agent will represent you. Which means they will be the first contact in every step of the transaction. That should give you a clue as to what to look for in choosing a personality that will best reflect your goals. If you want to sell quick at any price you may want an aggressive Agent. If you want an agent that will negotiate for top dollar you may want an agent with a more persuasive personality. One that will be more low key, that always has a plan B and C in place ahead of time, a personality that attracts people.

Choose a personality that you will get along with.

Choose an Agent that will present your property and interests in a professional manner.

What are their marketing skills? What imaginative marketing have they used for problem listings in the past?

Do not be hasty to sign with the Agent promising the highest list price. You set the price, they sell the property. Three major conditions will determine how quickly your house will sell. They are location, condition and price.

Look for an Agent that is open and honest with you. Unless your house is mutinously maintained, has all the major updates and is spotless inside and out, a good agent should provide ideas for improvements to prepare your property for showings. Pay attention to how they handle this situation. Chances are if they are rough and vague in their communication they will also extend this type of personality to other agents and buyers. Listen and pay attention to how they explain the defects they find in your property. Attention to detail is an important trait in a good Agent.

After taking the Agent through your home ask them how they would show your home. Chances are they will not be viewing other homes for buyers before they take them on a showing. For most agents the first time they see a home is when they walk through the door with the buyer. Agents have to train themselves to think quick and point out the best aspects of the property. After looking at your home they should have a mental picture of how to present your home to buyers. Ask them to take you on a tour of your house and pretend you are a buyer. This will show you how quickly they are able to think on their feet.

The best agents will ask you to go out and see other houses in the neighborhood. This will give you a chance to size up the competition. Think about it, this is the only way to set a logical market price on your property. You cannot judge the condition of the competition based on paperwork. I have never sold a single property based on looking at the computer screen or a printed copy of the spec sheet. Every property I have sold has been viewed by the buyer. They have to walk through a property to determine the value. Every buyer I have worked with has viewed a number of properties before they felt comfortable with a price. Why would you set a price on your property without having personally viewed other neighborhood on the area? This is what every buyer is going to do before making an offer.

Experience may not be a determining factor when choosing an Agent. The Internet has been the preferred method for home shopping for years. Make sure you choose an Agent that is familiar with the use of the Internet and has control of their own web site. Ask where they will be advertising your listing. Many of the younger agents may be better at using the Internet because that is all they have known. They do not have old habits to break. Look for an Agent that has a knowledge of this new technology. You may want to ask them how this has changed their business plan and what changes they see for the future.

Take notes. It is easy to confuse agents and issues after listening to them talk for some time. This is part of what they do for a living.

Question the commission. A smaller company may be able to give you the same or better service at a lower price than a larger company. The size of the company may seem like security for some but Real Estate Agents do not pose a threat of losing your money as a company doing repairs on your home. In Wisconsin, Brokers will not generally ask for any money up front. In all the cases I have seen the commission is paid at closing. The only exception I have seen is the for sale by owner, where the Brokers require an upfront fee paid for their services.

Send your Mobile Phone Contacts and Calendar to your PC.

After spending 4 hours trying to get my mobile phone to back up on my computer using Outlook I searched the Internet for a better solution. My mobile phone uses Windows Mobile. I found out how to back my contacts up on Google using gmail and I also created a back up on my Thunderbird e-mail software. Google also has a calendar that will sync with the phone. I entered in a number of appointments on the Google calendar, synced it with my phone and it worked. The phone sets off an alarm and the Google calendar sets up a pop up on the PC. It is much easier than it sounds.

MAKE SURE YOU BACK UP YOUR CONTACTS LIST FROM YOUR PHONE BEFORE TRYING THIS PROCESS.

You will see this warning throughout the instructions. I tried to back up using Outlook for 4 hours and could not get it to work. If anything you can plug your phone into the PC through the USB and copy everything over to a folder on the PC. Just in case.

Set up a Google e-mail account with gmail.

Just follow the instructions and you have a back up of your mobile phone contacts on you gmail account. The list on gmail also sets up for quick efficient printing if you want to keep a hard copy.

The Google calendar is great. I can enter appointments much quicker using the key board on my PC. To sync the PC and phone I use the home WI-Fi connection and the Activesync on my phone. All my contacts from gmail and appointments on my Google calendar are synced to the phone in less than one minute.

Custom Internet Marketing

Sure times have been slow in Real Estate during the first half of 2008. I used my spare time to work on my web site Ez1Realty.net to make it one of the most informative and highest ranked sites in the Milwaukee, Waukesha area. One other area I worked to improve on was Internet Marketing. I took my listings and added them to many different sites. This can be a very expensive and time consuming process. What does one gain adding a listing to every web site you run across? Maybe a hit or two. After adding my listings to a number of sites I went back and looked at the statistics. How many potential buyers viewed the listing over one week, two weeks, a month? It took some tome to analyze these sites and find the most productive. Price is not a factor of success on the Internet. I have found that many sites charge a large amount of money to add a few bells and whistles for the listing but are not very user friendly. I have also found a number of sites that charge little or nothing but have the highest traffic numbers.

The danger of pricing too high.

This is a true story. I received a lead on a listing. The market price in the neighborhood was between $130,000 and $140,000. The Seller's father told her to put the house on the market for $200,000. The Seller wanted to list the property for that price. I showed the Seller all of the comps in the neighborhood and explained that he would be $25,000 higher than the highest priced home that was more than 600 sq ft larger with more updates. I offered to set up appointments so we could view the active listings. I finally had to tell him that I would not take the listing if we could not agree on the price. I left the home without the listing.

The next day I received a phone call from him and we agreed to list the property for $160,000. When I arrived at the home he insisted that the house should be listed at $175,000. We reached an agreement that we would list it at $175,000 for one month. If we did not get at least 4 showings he would reduce the price to $160,000.

A month went by. There were 4 people that came through the 2 open houses. All of them commented on the high price. There were zero calls on the property. I received the price reduction to $160,000. Still no calls for the next month. Two people came through two open houses. The price was reduced to $150,000. Every week I would call the Seller and update him on the new listings in the area and the few that had sold. All of the facts pointed to a list price in the 130's.

The third month went by. No one at the open houses and still no calls. By this time I could see prices dropping. I tried again to get the price in line with the market which had dropped to the low 130's. The price was reduced to $145,000. After the 4th month I lost the listing to an agent known for the, "I can get you a higher price for your home." It went on the market at $155,000 with one picture.

The house stayed on the market for the next 9 months at the same price with the single picture.

A few months later I saw the house back on the market as a foreclosure. Which makes me wonder. When I ran the title search and hold there was only a $48,000 mortgage on the home. No second mortgage.

This is an extreme example. The sale happened to be at the beginning of the downward slide on prices. The seller was not even trying to chase the market prices as they were falling but insisted that the house was much better than the others on the market. The seller never took the time to look at the other active units on the neighborhood. Trying to price a home on imagination usually does not work. In this case it cost big. Always insist on updates at least once every month. Neighborhood listings can be e-mailed. A good agent will set a seller up on an automatic e-mail system that will tell them what is happening in the neighborhood. Some of my customers know what is happening before I do because they insist on daily updates and I review my listing markets on a weekly basis. Knowing how the market is changing is one important aspect of selling a home.
